From the entrance Hall, you are presented with a modern design and symmetric layout giving you a full view of the outdoor pool and garden through tall glass windows. Two double en-suites present themselves here, each equipped with their own TV. The open plan “Boffi” kitchen is combined with a large seating area and access to outdoor dining with a BBQ and fireplace. Another outdoor seating area can also be accessed from the ground floor, this one off the main living room, fashioned with a quirky and impressive décor. The large hallway linking the living room and kitchen also acts as a dining area which can comfortably seat 8.
The upper floor consists of only three rooms, two en-suite doubles and a neat study. The master bedroom boasts two bathrooms, one fitted with a bath and the other a shower. These two upper rooms have access to private balconies, their own sofas, double fitted wardrobes and Loewe TVs. Walking down to the basement you are quickly transported into a luxurious cinema, fitted with large reclining leather chairs. Dark purple curtains run along the walls to create that ultimate cinematic experience, an experience that is elevated by the close proximity of a wine cabinet and mini bar. Following the cinema is a twin bedroom with an extra sofa, a bathroom and a games room equipped with a pool table, a sofa and a cycling machine. A garage and laundry room can also be found here.
The exterior of this villa is definitely one of its most prominent features, recently upgraded with the addition of a Jacuzzi. A variety of well-furnished seating areas are set aside large lazy-boy hammocks and a lovely landscaped garden.

Booking notes
Rates are quoted in Euros but payment can be made in any currency, we use a commercial foreign exchange service and will apply the rate of the day for conversions.
For all rentals, a deposit must be paid at the time of booking. This is 25% of the total booking value. Deposits are non-refundable* and held in escrow. The final balance is to be paid 10 weeks before arrival to secure the rentals dates booked.
All rental periods include 1 mid-week maid service with towel change. If you are staying two weeks then there is a main clean at the end of the first week. Daily or additional maid service is available by prior arrangement at additional cost please ask for details.
Where fitted, Pool heating is an optional extra and available at additional cost, normally €250 per week (minimum 1 week) and pro-rata for additional weeks or part weeks. Please note that the temperature of the water when heated is dependent on ambient temperature and weather conditions. Cold overnight temperatures and rain mean that the water may be cooler. If a pool cover is available then it is the users' responsibility to close it at night or when the pool is not in use.
Changeover days vary from property to property please email us for more information. It is necessary to vacate the villa by 10am. Access to the villa is after 4pm on the day of arrival. It may be possible to leave baggage at our office or at the property by prior arrangement.

* in situations where a national emergency is officially announced, borders are closed and travel is impossible there should be a route to restitution via an insurance claim. We will always review, arbitrate, transfer bookings and be supportive of any situation arising and without obligation or promise reserve the right to review any specific booking on its individual merits,
Booking Notes
The quoted weekly rates include maid service with a mid-week towel change. For stays of 13 nights or more, a long-stay clean and linen change is included. For stays of 9 to 12 nights for your comfort, there is a compulsory additional maid service with linen and towel change at a surcharge of €200.
The overall rental figure charged includes fair use of the air conditioning, preparation of the property and cleaning on departure. Bed linen and towels are provided.
Portugal Property Services offer a full support service and by arrangement, can provide most conceivable extras on request (charges will apply) such as mobility aids, catering, car hire, babysitting and airport transfers etc. Please help us by telling us what you need prior to your arrival.
Individual item hire as required: extra Z-Bed €50, Traditional Wooden Baby cot with foam mattress, linen and towels €55 per week, high chair €25. Extra Maid service on request from €15 per hr).
Cancellation refunds
Cancellation anytime from date of booking to 60 days before arrival date - loss of deposit.
Cancellation 59-30 days before arrival date - 50% forfeit of the total value of the booking.
Cancellation less than 30 days before arrival - 100% forfeit of the total value of the booking.
We advise all clients to take out independent holiday insurance cover or a specific cancellation insurance policy.
Please note that we do not accept groups of young/unrelated adults, animals or pets.
Only the guests who have registered to stay at the property may occupy the property.
No events, parties or gatherings can be held at any property without prior authorisation and written consent from Portugal Property Rentals, the owners of the property or their representative.
All properties are non-smoking.

Accidental Damage Deposit
A damage deposit of €1000 is payable at the time of sending the balance of the booking fee, this will be returned to you within 10 working days of the end of the rental period. Renters should advise us immediately of any damage or accident during their stay, regardless of value. We reserve the right to withhold return of the deposit if we have evidence of damage or breakage, negligence or vandalism.
This does not cover loss of house keys or call outs with spare keys which will be charged.
We want you to enjoy your holiday, in the unlikely event of any problem or issue with the property it is a requirement to inform us immediately so we can find a solution. Issues not disclosed until after the end of the rental period will be deemed to have been resolved.
